Once a new build has framing up, the coordination of trades and the weather can be daunting. At this point the project is moving so fast that it is difficult to keep an eye on all the warranty issues that will come up later. Preventing leaks, mold, and unhappy tenants & owners is key to winning the next job when the bid environment is so competitive. The Project Manager and Super Intendant have their hands full while the exterior cladding elements are coming together. Ideally they would find and point out all these issues on their spare time, but the reality is that joke "They are stuck in the Job Trailer" is all too true. They are good guys but, they are stretched far to thin to consolidate a meaningful report and document numerous items.
