1. Service Description

Rapid Evaluation is a limited, non-invasive visual roof review service provided by Roofing Consultants of Tennessee. The service is designed to offer a brief, independent opinion regarding visible roof conditions observed at the time of the site visit, together with a short written summary and supporting photographs.

The standard Rapid Evaluation fee is listed plus check box add on fees toward difficulties such as 32' ladder, steep slope anchor tie off or any other check box item that may be necessary.  Note: Steep Slope Anchor Tie-off involves penetration of the roof with two or more wood screws surgically applied, typically to be hidden and water proofed beneath the decorative portion of the shingle where the holes, made by fasteners, are filled with sealant and the decorative portion is re-adhered.  This safety tie-off anchoring procedure occurs typically near the ridge line in such a way that no visual aesthetic or performance is lost.

A typical Quick Roof Review includes:

  • Approximately 30 minutes on site.

  • Approximately 10 to 20 photographs.

  • A short text summary of visible conditions.

  • A general opinion regarding apparent condition, your concerns (if stated), and estimated remaining service life based on visible observations only.

2. Limited Scope

Rapid Evaluation along with all other Services are limited in scope and is not a comprehensive roof inspections are general and while detailed it is cost prohibitive to spend extensive time scrutinizing every aspect while we do pride ourselves in finding most if not all issues in our enhanced reporting.  Engineering analysis, moisture survey, infrared scan, laboratory test, code-compliance certification, manufacturer warranty inspection, repair specification, or legal opinions are not part of our scope while some aspects may be refrenced.[1][2]

All our Services are based only on conditions that are visible and reasonably accessible at the time of the site visit. Roofing Consultants of Tennessee does not open, dismantle, remove, or destructively test roof materials as part of our service except where stated.  Typically test cuts included in our service are listed separately and agreed in writing before any such test cut is made.[1][2]

Any statement regarding roof life expectancy, remaining service life, condition, or recommended timing of maintenance or replacement is an opinion based on limited visual observations and should not be interpreted as a guarantee or warranty of future performance.[1][2]

3. Not a Guarantee

The Rapid Evaluation along with all other Services is intended to provide a practical snapshot of visible roof conditions at the time of review. Roof systems can change over time due to weather, concealed conditions, workmanship, aging, traffic, prior repairs, drainage conditions, structural movement, and other factors that may not be visible during a site visit.[2][1]

Roofing Consultants of Tennessee does not guarantee that all defects, leaks, deficiencies, code issues, installation errors, moisture intrusion, or future failures will be identified through this Services.[1][2]

4. No Contractor-Client or Legal Representation Relationship

Roofing Consultants of Tennessee provides independent consulting observations and reporting. The Rapid Evaluation along with all other Services we offer does not create a contractor-client relationship for construction work, does not obligate Roofing Consultants of Tennessee to perform repairs or replacement, and does not constitute legal advice or insurance adjusting services unless separately and expressly agreed in writing.[2][1]

5. Client Responsibilities

The Client is responsible for:

  • Providing accurate property information and contact information.

  • Securing permission and legal access to the property.

  • Informing Roofing Consultants of Tennessee of known, accessibility challenges (longer ladders, access gates, walls etc.) leaks, prior repairs, recurring issues, or safety concerns.

  • Ensuring pets, occupants, tenants, and other parties do not interfere with safe site access.

  • Reviewing the report in full and seeking further evaluation or additional services when conditions warrant a more detailed investigation.

The client understands that a Rapid Evaluation along with all other Services may indicate the need for a more comprehensive inspection or testing program within RCofTN's services offered or at times bring in additional entities such as an Engineer.

6. Report Use and Reliance

The Rapid Evaluation report is prepared for the client identified in the order or booking and for the limited purpose of providing a brief roof conditions & opinion. No third party may rely on the report without Roofing Consultants of Tennessee's prior written consent.[1][2]

The report should not be used as the sole basis for a major purchase decision, insurance claim conclusion, litigation strategy, construction scope, or repair budget without further investigation & additional services as appropriate to the situation.[2][1]

7. Scheduling, Payment, and Cancellations

Payment is due at the time of booking for all online service bookings.  Other services typically obtained through a Request for Proposal (R.F.P.) are due at the time of service, or upon delivery of the report, as stated in the service confirmation.

Quoted pricing applies only to the Rapid Evaluation along with all other Services with Pricing Presets in accordance with their limited scope and requirements.   Additional travel, additional photographs, expanded reporting, interior review, attic review, moisture testing, consultation time, expert consultation, or follow-up services may require a separate fee which can be obtained on site, invoiced for later or directed for approval in writing.

If the site is inaccessible, unsafe, materially different from the scope described by the client, or requires substantially more time than a standard Rapid Evaluation or other Services, Roofing Consultants of Tennessee may complete the desired service in accordance with the limitations set forth, reschedule the service, decline to proceed, or issue a revised/augmented fee quote before continuing.

A missed appointment, denied access, or late cancellation may result in a cancellation involving a trip charge minimum of $100.00 for this reason deposits or prepaid services are typically required except when a prior business relationship history is established.   Other cancelation fees may be outlined in the Proposals for customized or large services obtained through a Request for Proposal.

8. Limitation of Liability

To the fullest extent permitted by law, Roofing Consultants of Tennessee's liability arising out of or relating to the Rapid Evaluation or any other Services or reporting shall be limited to the amount actually paid for that specific service. [1][2]

Roofing Consultants of Tennessee shall not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, loss of use, loss of profits, business interruption, undiscovered conditions, concealed defects, or future roof performance issues arising from: our access to the roof, implementation of any safety gear, test cuts, reporting, photographs, hear say, opinions, or reliance on a limited visual review. [2][1]

9. Governing Expectations

By ordering or using the Rapid Evaluation or other Web Listed Services, the client acknowledges that our services provide a limited, low-cost, snapshot review intended to provide practical and unbiased roof-condition feedback rather than a full forensic, engineering, or warranty-grade inspection.[1]
